As part of the Clean and Green Jacksonville Initiative, the City of Jacksonville’s Community Development Division seeks to create a public-private partnership with qualified builders for the development of city-owned vacant lots for the construction of attractive, affordable single-family housing. The City of Jacksonville Downtown Housing Initiative is a special opportunity for homebuyers to save and be a part of the city’s progressive Downtown Revitalization Project. Qualified buyers can get land for free by occupying the home for 10 years. Down payment assistance is also available to qualified buyers.
Prices start at $124,950 (not including value of lot) and the home are custom built including front porches, upgraded finishing touches, and professionally landscaped yards.
Qualifying For Assistance
Through the Downtown Housing Initiative, the city provides the value of the lot in the form of a deferred forgivable loan for qualified homeowners.
If you are interested in purchasing a home in our new and revitalized downtown, earn less then 80% of the area median income, then this opportunity is for you! For example, if you are a family of four with a household income less than $40,150 you may qualify. Income qualifications are adjusted with family size.
The Downtown Master Plan states “identify vacant parcels and distressed areas that lack any historical value in the neighborhoods. Allocate government resources to aid the private sector in these areas’ redevelopment opportunities;” “stabilize fragile / threatened neighborhoods adjacent to downtown, such as the Court Street and Kerr Street Areas;” and “ensure high standards for the design and construction of all housing and minimize parking impacts.” This public-private partnership strives to meet these goals.
